Legal Recorded Documents
These documents are most often referred to as the governing documents. They set the foundation for how the Association is to function. The most frequently referenced documents are the CC&Rs and the Bylaws. 

  • The Covenants, Conditions and Restrictions (CC&Rs) is a document that calls out the rights and responsibilities of the Association and the residents. It also states the obligations of both parties. Basic rules and regulations may be found within this documents but expanded upon in the Rules and Guidelines. The CC&Rs explain how the Association as a whole functions and is maintained.
  • The Bylaws state how the community is governed. This documents outlines how the board works, is elected and explains how meetings of the board and the Association are held. 
  • The Articles of Incorporation is a legal document that defines and establishes the Association as a legal entity.
